1) What is an asbestos inventory?
The asbestos inventory is a written report that lists the asbestos-containing materials present in a building.
It is prepared after an inspection of materials and building components likely to contain it.
For each material or building component containing asbestos, the report provides advice on the management or removal of that asbestos.
Here is an example (excerpt) of an asbestos report in Flanders.
In the Flemish Region, all asbestos inspection reports are recorded in the OVAM database.
2) When should an asbestos report be carried out?
a) sale of a property
In Flanders, since 23 November 2022, an asbestos certificate is mandatory for the sale of a house or building constructed before 1 January 2001. This inventory is non-destructive and does not cause any damage. During the visit, the inspector searches for asbestos that is visible, and not inside partitions.If the property built before 1 January 2001 has an area, extension or annex (for example a veranda) built after 1 January 2001, that annex will be excluded from the inspection and considered asbestos-free.
In Wallonia, there is no obligation at the moment.
In the Brussels-Capital Region, there is no obligation at the moment.
b) in the context of construction works
A destructive asbestos inventory may be necessary in the context of construction or renovation works to check for the presence of asbestos on a site and thus allow protective measures to be taken, such as dismantling and removing asbestos elements or encapsulating these elements according to current standards.c) at a workplace
Throughout Belgium (all three regions), the employer must establish an asbestos inventory and must take the necessary measures to prevent worker exposure.d) from 2032
In Flanders, from 2032, an asbestos inventory will be mandatory for all buildings constructed before 1 January 2001 (even if there is no transaction concerning that property).3) How much does an asbestos inspection cost?

For a property located in Wallonia or in Brussels, for a larger or more complex property, multiple properties at the same address, a tertiary building, or for a destructive asbestos inventory in the context of renovation works, please contact us to obtain a free quote.4) Where might asbestos be located?
It has been forbidden to use asbestos since the 2000s.
But asbestos remains present in older constructions, in corrugated sheets or roof slates, in chimney ducts, gutters, or in the insulation of heating pipes (under plaster).
Asbestos can also be present in floor tiles or in imitation marbles (window sills, stair treads, etc.) or in certain paints and wall coverings.
